State and Local Farmland Conservation Easements:
We help property owners identify the opportunities found in agricultural easement programs that are available through the State of Maryland and its counties.
Forest Banking Credits:
Frederick County property owners can establish buffers along streams and other environmentally sensitive areas that feed into the Chesapeake Bay.
Buffer areas become forest easements where credits may be sold to developers who are required to provide forestation under the land development approval process.
The MacRo team guides and assists property owners in the creation of Forest Banking areas as well as selling these credits to developers.
Transferable Development Rights (TDRS):
Maryland counties such as Montgomery and Howard provide opportunities for rural land preservation by vesting development rights in the property that are salable (transferable) from a “sending” parcel to “receiving” properties in designated development zones in other parts of the county. Once the rights are sold from a “sending” parcel, a perpetual land preservation easement is placed on the property.
